Sandy Bay is a quiet residential community on the northwest shore of Roatan, in Honduras’ Bay Islands, occupying the calm stretch of coast between the dive village of West End and the island’s commercial center at Coxen Hole. Its waters sit inside protected marine-park boundaries on the Mesoamerican Barrier Reef, and its long-established expatriate community gives the area a settled, neighborly character. Sandy Bay suits buyers who want reef-front living and everyday practicality without the foot traffic of Roatan’s busier beach towns.

Living in Sandy Bay

Life in Sandy Bay moves at a slower pace than in West End or West Bay. The community is primarily residential, a mix of islanders and expatriates who settled here years ago and stayed. The reef runs close to shore along this coast, and because the water is protected as part of a marine park, snorkeling and diving straight off the beach are part of ordinary life rather than a special outing. Roatan’s warm tropical climate, with average temperatures between 77°F and 88°F year-round and a steady sea breeze, makes that an everyday option in any season.

Families have a practical reason to look here first: Bay Islands International School, one of the two schools most children of expatriates on Roatan attend, is located in Sandy Bay. Daily needs are covered on either side of the community. The restaurants and dive shops of West End are a short drive in one direction, and the banks, shops, and services of Coxen Hole are a short drive in the other. For a broader picture of island life, from the reef’s five species of sea turtles to its 500-plus species of fish, see our guide to exploring Roatan.

Real Estate in Sandy Bay

The Sandy Bay market is defined by variety. Beachfront parcels along the shore suit buyers planning a custom build with direct water access, while established hillside homes above the road catch the breeze and look out over the reef. Because the area developed gradually rather than around a single resort, properties here tend to sit within a genuine neighborhood, with full-time residents nearby.

Ownership is straightforward for foreign buyers. Foreigners have been able to own property in Honduras since 1991; an individual can hold up to 0.72 acres (3,000 square meters), and a Honduran corporation, which a local attorney can set up, can own larger or multiple holdings. Closing usually completes within about two months of an accepted offer, and annual property taxes are low, around 0.35% of a property’s registered value. Our frequently asked questions cover the purchase process in detail, and our buyer’s guide explains how Roatan Sotheby’s International Realty manages each step, including title searches, surveys, and closing, whether or not you are on the island.

Getting There & Around

Roatan’s Juan Manuel Galvez International Airport (RTB) receives direct flights from U.S. cities including Houston, Dallas, Miami, Denver, and Atlanta, along with seasonal connections from Canada and other Central American hubs. From the airport, Sandy Bay is a short drive west along the island’s main road toward West End.

Day to day, most residents keep a car, and rentals are available at the airport. Taxis run steadily along the corridor between Coxen Hole and West End, which passes directly through Sandy Bay, so getting to either end of the west side without a vehicle is simple. Roatan itself is about 40 miles long and three to five miles wide, which keeps the island’s western communities, beaches, and dive sites within easy reach of home.
