Port Royal occupies the far southeastern end of Roatan, the largest of Honduras’ Bay Islands, where a deep natural harbor — a pirate anchorage in the 17th century — meets steep, national-park hillsides. It is the most private part of the island: no resort strip, no through traffic, just secluded waterfront estates, large tracts of land, and protected water calm enough to keep a boat at your own dock. Port Royal suits buyers who want acreage, anchorage, and real seclusion on an island served by direct flights from the United States.

Living in Port Royal

Life in Port Royal is organized around the water. The harbor that sheltered ships three centuries ago now shelters sailboats and skiffs, and most days begin and end on a dock. The Mesoamerican Barrier Reef — the reef system Roatan is famous for — lies just offshore, so snorkeling, diving, and fishing are not excursions here; they are what you do before lunch.

The hillsides behind the harbor rise into protected national-park forest, which means the green backdrop you buy today is the backdrop you keep. Neighbors are few, lots are large, and homes tend to be self-reliant, built around their own docks and utilities. The climate cooperates: Roatan averages between 77°F and 88°F year-round, tempered by a steady sea breeze.

This is not the Roatan of crowds and cruise schedules. West Bay’s beach and West End’s dive-village energy sit at the opposite end of the island — reachable when you want them, invisible when you don’t. For a fuller picture of island life, see our guide to exploring Roatan.

Real Estate in Port Royal

Port Royal’s market is defined by two things scarce elsewhere on Roatan: privacy and scale. Offerings run from harborfront estates with private docks to raw hillside and beachfront acreage suited to a family compound or a long-hold land investment. Because much of the surrounding hillside is national park, the supply of buildable waterfront is genuinely limited — a meaningful advantage for owners over time.

Foreign buyers have been able to own property in Honduras since 1991. An individual non-citizen may hold up to 0.72 acres (3,000 square meters) directly, and for the larger parcels typical of Port Royal, a Honduran corporation — straightforward for a local attorney to establish — can own property of virtually any size. Closings usually complete within about two months of an accepted offer, and many clients purchase remotely, using virtual tours, digital document handling, and a power of attorney for the closing itself. The details are covered in our buyer FAQs and our guide to buying with us.

Getting There & Around

Roatan’s Juan Manuel Galvez International Airport (RTB) receives direct flights from Houston, Dallas, Miami, Denver, and Atlanta, along with seasonal service from Canada. From the airport, the drive to Port Royal runs east along the island’s spine past the fishing town of Oak Ridge. Roatan is about 40 miles long, and the final stretch east is the slowest part of the trip — a fact residents here consider a feature, since it is precisely what keeps the area quiet.

Many owners treat the road as the backup and the water as the main route. Port Royal’s harbor is one of the finest natural anchorages on Roatan, and moving by boat — to nearby Oak Ridge, out to the reef, or west along the south shore — is a practical part of daily life rather than a novelty. Roatan stays on Central Standard Time year-round, with no daylight saving change, so the island keeps pace with much of North America.
